What is a shareholder’s loan contribution and how is it paid?
A shareholder’s loan contribution represents the owner’s share of the total loans taken by the housing company. This contribution influences the amount of financing fee a shareholder pays alongside their housing fee. Generally, there are two opportunities each year to pay off the loan contribution, depending on the housing company’s bank. How do I know when the shareholders’ meeting is held?
The annual company meeting for the housing company must be held within six months after the end of the financial year. Many housing companies conclude their financial year at the turn of the year, meaning the meeting occurs during the first half of the following year. Any exceptions can be found in the company’s articles of association. The meeting invitation is sent to shareholders in writing, either by mail or email, following the shareholder’s preferred method, at least two weeks but no more than two months before the meeting. The board of the housing company is always elected at the meeting, so if you want to influence your housing matters, you should definitely attend.
How do I Pay the maintenance charge?
You can pay the maintenance charge using the bank transfer provided by the housing company, which includes the necessary payment details. The property management sends this transfer information to shareholders once they receive the notification of a property sale. New transfer details are also sent after the annual shareholders’ meeting, following decisions made regarding the budget and fee levels. How does the board monitor the housing company’s financial situation?
The board can track the company’s financial status through the property management software using their board credentials. If you’re a board member and need access, you can request the credentials from your property manager. Additionally, the financial situation of the housing company is discussed in board meetings alongside the property manager.
What does water bill adjustment mean and how is it done?
In a housing company, residents are often charged a monthly, fixed water fee in advance. When the water bill adjustment occurs, the actual water usage is checked via the water meter. If you’ve used less water than you prepaid, you’ll receive a refund. Conversely, if your usage exceeds the prepayment, you’ll need to pay the difference. The property management team will notify residents about the adjustments and payments.
