What’s the difference between property management and building maintenance?
Property management oversees the administration and management of the housing company in seamless collaboration with the board. In contrast, building maintenance handles tasks like reporting faults, conducting minor repairs, and managing outdoor areas such as snow removal.
How do I know when the company meeting is?
The annual shareholders meeting for the housing company must be held within six months after the end of the financial year. Many housing companies conclude their financial year at the turn of the year, meaning the meeting occurs during the first half of the following year. Any exceptions can be found in the company’s articles of association. The meeting invitation is sent to shareholders in writing, either by mail or email, following the shareholder’s preferred method, at least two weeks but no more than two months before the meeting. The board of the housing company is always elected at the meeting, so if you want to influence your housing matters, you should definitely attend.
Where can I find the minutes from the board meetings?
You can find the minutes from the board meetings in the board section of the resident portal. Each board member has personal login credentials for the resident portal, which are provided after the annual company meeting.
Who covers for the property manager during their absence?
Property managers work in teams, so during any absences, the team leader and a designated substitute take on the responsibilities of the main property manager. If you need more information about substitutions, feel free to reach out to our customer service here.
How does the board receive meeting fees?
Typically, meeting fees for board members are paid at the turn of the year or after the board transitions following the annual meeting. The specific practice depends on the housing company. To process the meeting fees, board members must provide their bank account details and tax card to the property management. The management will request this information after the annual meeting when the board has organized itself.
