What is a technical property manager?
A technical property manager focuses on a building’s technical needs, unlike a general property manager who handles the administrative side of things. The daily tasks of a technical property manager can include addressing shareholders’ renovation needs and organizing competitive bidding for repair and construction projects. We also handle assessments, planning, and scheduling of necessary repairs, ensuring the smooth operation and maintenance of the building’s infrastructure.
Which renovations need to be reported?
If you are planning to carry out a renovation in your apartment or even tackle the work yourself, remember to submit a renovation notice in advance. As a general rule, all renovations—except for painting or wallpapering—should be reported to property management. Renovation notifications are accepted from shareholders or their authorized representatives. If you are renting the apartment, discuss any renovations with the home owner and request them to either submit the notice or provide you with authorization to do so. Which parts of the home are the responsibility of the housing company?
Your home should always be thoroughly inspected, especially when moving in or conducting a move-out cleaning. If you notice any defects or deficiencies in the apartment, it’s easy to check the responsibility for them using the responsibility chart found here. If the defect is the responsibility of the housing company, please submit a fault report primarily to the maintenance company, or alternatively to property management. If you are a tenant and the defect is the responsibility of the shareholder, notify your landlord about it. While inspecting your apartment, don’t forget to check that the smoke detectors are working properly!
Where should I report a fault in my home?
If you discover a fault in your apartment or in the common areas of the building, report it immediately to the property maintenance service. If the building does not have a designated maintenance company, you can submit a report to property management using the online form found here. Please note that property management operates during specific service hours, so for urgent issues such as water damage, contact a plumbing service directly without delay.
